Introduction
Welcome to Madeira Dream Stays (“we”, “our”, or “us”). These Terms & Conditions govern the use of our website and services, including holiday rentals. By accessing and using our website, booking accommodation, or staying in one of our properties, you agree to these Terms & Conditions. If you do not agree, you must not use our services.

Booking, Payment & Modifications
Reservations can be made directly on our website. Payments are processed securely via Stripe. We do not store any payment details, and full payment is required at the time of booking to confirm the reservation.
If a guest wishes to modify their booking, they must contact us directly. Modifications are only possible if requested within the free cancellation period, which is up to 14 days before check-in. All modifications are subject to availability, and any price differences will be applied accordingly.
Cancellations made at least 14 days before check-in will receive a 97% refund of the total amount paid. Cancellations made less than 14 days before check-in are non-refundable. Refunds will be processed via the original payment method and may take up to 10 business days to appear in the guest’s account.
Guest Responsibilities & Property Rules
All guests must follow the house rules to ensure a pleasant stay and respect for neighbours. Smoking is strictly prohibited inside the property. Parties, large gatherings, and disruptive behaviour are not allowed. Pets are not permitted. Guests must keep noise to a minimum between 22:00 and 08:00.
Check-in and check-out times must be strictly followed as stated in the booking confirmation. Late check-outs and early check-ins are subject to availability and additional fees, which vary depending on the property and the number of hours requested. Guests must respect the neighbours and maintain a peaceful environment. Only registered guests are allowed to stay at the property, and visitors are not permitted.
Guests are responsible for ensuring that all property items remain on the premises. Any damages to the property, furniture, or equipment must be reported immediately. Guests will be held liable for repair or replacement costs resulting from any damage caused during their stay.
Liability & Insurance
Madeira Dream Stays operates in full compliance with Portuguese law regarding holiday rental activity and holds a valid liability insurance policy, as required by law. All properties are equipped with up-to-date safety equipment which are regularly inspected and maintained.
Guests are responsible for following all safety procedures, including keeping the property secure at all times. Madeira Dream Stays is not responsible for lost or stolen items if guests fail to follow appropriate security measures. No member of our team will access the property without the guest’s prior approval, except in cases of emergency.
Madeira Dream Stays is not liable for any accidents, injuries, or illnesses that occur during a guest’s stay. We are not responsible for loss, theft, or damage to personal belongings. Additionally, we cannot be held responsible for service disruptions due to force majeure events such as natural disasters, strikes, or government restrictions. Guests use the accommodation at their own risk.
Intellectual Property
All content on this website, including text, images, videos, logos, and branding, is the exclusive property of Madeira Dream Stays. Users may not copy, modify, distribute, or use any content from this website without prior written consent. Any unauthorised use of our intellectual property may result in legal action.
Website Use & Security
Guests and visitors agree not to use our website for fraudulent bookings or any unlawful activities. Madeira Dream Stays reserves the right to cancel any booking that appears to be fraudulent or suspicious.
We implement security measures to protect personal data and website transactions. However, we cannot guarantee that our website is completely secure from cyber threats. Users should take precautions, such as using secure passwords and not sharing login details. Madeira Dream Stays is not responsible for technical errors, external links, or third-party content displayed on our website.
Governing Law & Dispute Resolution
These Terms & Conditions are governed by Portuguese law. Any disputes arising from these Terms shall be resolved in the courts of Madeira, Portugal.
