Madeira Rental Returns: Reading Your Property’s Numbers

News of tourism growth in Madeira provides useful context for someone who owns a home on the island. It is not a forecast for that property. For owners in Funchal, Calheta or Ponta do Sol, analysis begins by separating the regional market from their own calendar.

Madeira rental returns should be assessed using the property’s revenue and costs, with clear definitions and comparable periods. Official statistics help explain the wider market but do not replace actual bookings, expenses and availability.

Madeira rental returns: what do official figures measure?

In its release for the fourth quarter of 2025, DREM distinguishes overnight-stay totals, which include local accommodation with fewer than ten beds, from occupancy and revenue indicators, which exclude those smaller establishments. That distinction matters when looking for a reference for a villa or apartment.

A regional average should therefore not be presented as the occupancy or income your home can expect. Check each indicator’s methodology and reporting period before using it in a comparison.

Compare a property with the right context

An apartment in Funchal and a villa with a pool in Ponta do Sol offer different settings. Analysis should identify property type, capacity, facilities, precise location and dates instead of comparing bedroom counts alone.

Within the Madeira Dream Stays collection, Savoy Monumentalis I is an apartment in the Lido area, while Villa Ouro Verde is a villa in Arco da Calheta. These examples illustrate differences in the offering; they are not a comparison of the homes’ financial performance.

How should you read your own occupancy?

Consider a 30-night month with six nights reserved by the owner and 18 occupied by guests. Occupancy is 75% of the 24 available nights, or 60% of the whole month. This is only a calculation example, not a company result.

Ask which basis is used and how maintenance blocks are treated. Separate future bookings, completed stays and payments received as well. These are different measures and may belong to different reporting periods.

From revenue to results: what should be visible?

Ask for a presentation separating revenue, commissions and operating expenses, including one-off work. Define which costs are included in the result shown; without that definition, the word return can describe very different calculations.

Include a note on completed work and outstanding decisions. If you own a property in Madeira, share the parish, property type, available calendar and any existing history with the team. Madeira Dream Stays can frame a management proposal around the actual home, with owner information and clear responsibilities, without turning a tourism average into an individual promise.
